Asher Hoyt, Intern Analyst

Asher joins the BJH team as a recent graduate of Cornell University’s Urban and Regional Studies (URS) program. Through his studies, Asher expanded his understanding of urban places and the multitude of factors that influence their character and impact. Beyond the URS curriculum, he explored his fascination with real estate through coursework and a ULI pro forma certification. Notable coursework includes: Real Estate Principles, Real Estate Development, Land Use Law, Regional Economic Impact Analysis, Environmental Impact Review, Planning Innovative Places, Quantitative Methods for the Analysis of Public Policy, and Finance.

Asher gained significant experience in real estate property management through his year-long position as General Manager of The Student Agencies Building in Ithaca, NY (a mixed-use property with 64 residential units and two retail tenants, valued at over $36MM and generating over $3MM in rent revenue annually). As GM, he recovered over $140k in additional rent owed by a commercial tenant, co-founded a marketplace to maximize the revenue potential of an underutilized basement space and increase community engagement, and achieved a residential tenant retention rate of 36% in an undergraduate renter market where most students move every year. He also increased the residential rent revenue by five percent. Asher conducted quarterly presentations to the board of directors to report on property performance and longer-term initiatives.

During the summer of 2023, Asher managed The Student Agencies Building from afar as he worked as an operations intern at Urban American—a NYC-based multifamily investment and management firm specializing in the transformation of underperforming pre-war multifamily properties into optimized workforce housing. There, he supported general operations and leasing, conducted market research on comparable fee systems and portfolio expansion/repositioning, and monitored apartment renovation progress and maintenance for the firm’s seven-building 600-unit Denver portfolio.

 At Cornell, Asher was a member of the Cornell Real Estate Development and Investment Trust (CREDIT) and the Organization for Urban and Regional Studies (OURS). Asher has experience with Excel, Salesforce, AppFolio, and the Adobe Creative Suite.
