Coney Island Amusement District Market Study
In 2021, BJH undertook a neighborhood market study for the Coney Island Amusement District on behalf of the Alliance for Coney Island. This study evaluated the neighborhood’s demographics, real estate trends, zoning and land use, and public realm. BJH conducted a soft site analysis to identify lots with commercial redevelopment potential and analyzed rezoning scenarios under different densities. In addition, BJH conducted market research to identify new / pipeline construction projects, leasable vacancies, and recent sales. Our research process included data analysis, a site survey of the Coney Island Amusement District, and interviews with stakeholders such as local real estate brokers. BJH also conducted a retail inventory through site visits and documented pedestrian experience, hours of operation, public safety, and 311 request data. BJH produced a final report featuring existing conditions analysis, case studies, and commercial revitalization recommendations that the Alliance for Coney Island may use to support engagement with private developers and city agencies regarding future redevelopment efforts or business improvement district formation.
