Detroit Vacant School Study

Together with Interboro and WJE Engineering, BJH completed market analyses for 63 vacant schools owned by the City of Detroit and Detroit Public Schools, a portfolio spread across the City. The BJH team developed a dynamic framework to summarize market information from public and proprietary sources, distilling key demand metrics into a ‘Market Score’ that was compared to other asset characteristics (Condition, History, and Neighborhood scores). The purpose of these analyses was to allow the City to prioritize schools for disposition or redevelopment. BJH also completed a high-level financial feasibility analysis for each of the ‘Priority Project’ schools, using the inputs from the market analysis to size income and value against rehabilitation costs under different design scenarios.
